Ayala won't give you the key, meaning they ask you to pay installments your whole life and ask you to pay cash for the full payment when you ask for the key after paying. They have an early move-in scheme which is a scam, an installment plan.

In the end, you won't get anything.

If you can buy with cash for full payment, why go into their scam for early move-in installment plan? Essentially, Ayala will scam all your money without giving you anything.

Ayalaland didnt take the responsibility if what happened to my properties. My house is just 3 houses away from the admin office and security.

I was informed that my neighbor was parking there without my authorization letter. Imagine...Some people are earning from my property while I am away.

Another thing, I have my parkng slot in BGC and the security is also allowing other car owners to park on my parking slot while I am away.

In short, these car owners are parking to my properties because it is cheaper to pay the security/admin than to pay the rent to me.

Poor customer service and lack of communication

I reserved a twin pod at Amaia Scapes in September 2023. After nearly three months of waiting, I sent them an email:

'Hi Amaia Team,

I would like to cancel my reservation for the property at Amaia Scapes Cabuyao, which was reserved last September 2023.

I regret that, after more than a month of coordinating with your office and BPI Family Savings, and sending all needed documentation, including my husband's requirements as a co-maker, the bank has not yet approved my application. I made the reservation in good faith, believing that I would be approved, and submitted all necessary requirements.

I also submitted to another bank, which also took a long time to advise that there is still a document I need to submit, a fact I only discovered when I followed up. I have decided to give up and would like to request a full refund of the reservation fee to be deposited back into my bank account.

The sales supervisor responded that the reservation fee is non-refundable, as stated in the reservation agreement - a detail which is, of course, favorable to them.

LETTING US PAY NON REFUNDABLE RESERVATION AND DOWN PAYMENT WITHOUT GETTING APPROVAL FROM THE BANK FIRST- LACK OF KNOWLEDGE AGENT - JOELA OF PAMPANGA

The agent showed us a document showing the breakdown of the 5% dơwn payment -Php 90,000 which is payable in 4 months. At the bottom of thệ document is the claimed sample computation of monthly amortization for 30 years, 25 years, 20 years etc, depending on how many years you plan to pay.

Looking at thé ASSUMED TRUE COMPUTATIONS, we thought the monthly amortization for 30 years would be doable and so we went ahead and gave it a GO.

After that she asked about the monthly salary of the buyer. It didnt meet the required salary so she asked for a co-buyer who is my youngest son and again asked about his monthly salary. NOTE THAT SHE ONLY ASKED FOR THE MONTHLY SALARY RATE OF THE CO-BUYER. When satisfied , she let us go through bidding and after winning the bidding, she let us pay non refundable reservation and wanted us to pay monthly down payment already which we did comply.

HERE COMES the application to bank for the supposed remaining balance after the down payment after gathering all thề supporting papers from the buyer and co-buyer. The bank let us open a bank account with a required maintaining balance of Php 3,000 and we did. LATER, the bank informed us that we are not qualified for the loan because the co-buyer hasnt built a stable job because he only has 3 months employment as of that moment. THIS REQUIREMENT WAS NEVER PRESENTED BY THE AGENT AND SHE KNOWS THE CO-BUYER HAS ONLY THAT DURATION OF EMPLOYMENT BECAUSE WE SUBMITTED HIS CERTIFICATE OF EMPLOYMENT, PAY SLIPS AND BANK STATEMENTS.

ANOTHER THING, BASED ON THE CURRENT INTEREST RATE OF THE BANK, THE PRESENTED MONTHLY AMORTIZATION FOR 30/25/20 YEARS BY THE AGENT WAS NOWHERE NEAR TRUE AT ALL BECAUSE IT ALL DEPENDS ON THE BANK RATE AND IT WAS NEVER EXPLAINED BY THE AGENT. Now, because of that, she is on the spot asking us to increase our down payment to 10% which is a BIG RED FLAG because the agent is putting you into an UNPREDICTABLE AND ON THE SPOT expense which not all people can afford to do. AGAIN, IT WAS NEVER EXPLAINED BY THE AGENT THAT THIS MIGHT HAPPEN. Next, she wanted us to apply tở another bank which according to her has lower interest rate.

NOTE THAT, THE FACT THAT SHE KNOWS THAT THIS OTHER BANK HAS LOWER INTEREST RATE, WHY DID SHE NOT LET US GO DIRECTLY TO THAT BANK? She let us apply to that bank anyway, and right there and then, that CTBC bank sent us the list of requirements which shows that the buyer and co-buyer must be at least 6 months employed. NEVER DID SHE PRESENT TO US THE BLACK AND WHITE DOCUMENT FROM THE FORMER BANK WITH THE LISTS OF REQUIREMENTS. WHILE STRUGGLING WITH THE BANK PROCESS, NOT KNOWING IF WE ARE QUALIFIED OR NOT, THEY FORCED US TO CONTINUE PAYING OUR MONTHLY DOWN PAYMENT, and so we paid 2 months down payment amortization and reservation fee.

Because of all of these, we decided to cancel the application AND WE WERE INFORMED THAT WE CANT GET ANY SINGLE CENT FROM WHAT WE HAVE ALREADY PAID, WE GAVE AWAY Php 35,000 JUST LIKE THAT!

THIS COMLANY MUST LET THE CLIENT APPLY FOR BANK LOAN FIRST AND KNOW IF THEY ARE FINANCIALLY QUALIFIED BASED ON THE REQUIREMENTS OF THE BANK THEN GO THROUGH BIDDING THEN PAY FOR RESERVATION AND NOT THE OTHER WAY AROUND! THEY HAVE THE EASIEST WAY TO MAKE MONEY AT THE EXPENSE OF CLIENTS! BEWARE OF THIS PROCESS AND THE PRESENTATION OF THE AGENTS!

This is an Amaia pampanga experience by the way and the agent is @Joela. BE WARNED PEOPLE!!!

DEFECTIVE CONDO

I am an owner of Condo Unit 22A at ALVEO Sedona Parc Condominium in Cebu Ayala Center in Cebu. This email writing is an official complaint against the building management here for unprofessional service.

The lack of acknowledgement and effrt is very concerning and upsetting.

I have reported to building management about numerous issues that has arisen over the years. i find it very appalling with the lack of proactiveness and response to a stakeholder's request and issues. I made a complaint last year and still no action has been taken regarding the state of the walls and tiles due to water damage from flooding. The bathroom has an unbearable disgusting smell from the water leakage.

It seems that the septic tank is not operating correctly as my tenant has informed me that the smell is unlivable alomg with all the other areas of concern in the apartment.

Due to this they are requesting to terminate their lease at the end of this month. Now we will be incurring a loss of income from the lease termination as a direct result to the problems which could have been mitigated if there was more action and urgency taken to my requests.

In the past I have repair defects out from my pocket issues like, foul odor of the comfort rooms, water leakage every corner of the unit, malfunction of in all bathrooms, poor building maintenance cannot fix simple water leakage and termites I replace the wood flooring in the master bedroom.

I certainly don't find it fair that I am at a loss and have requested numerous times for these issues to be looked at. I hold the building completely liable for these issues that have arisen and not been attended to accordingly and professionally.

The leak from the water is a health hazard not only to my apartment but for all tenants in the building. These all happen due to we are in the top floor and the roof deck has not been water proof.

Please note that if no action is taken in a timely manner, I will raised this matter to the right channels with legal advice.

My Daughter and her Friends were not able to exit with their parked vehicle in Parksquare Makati due to the absence of the Teller. They have waited for almost an hour ( from 4:30 to 5:30 am).

The Guard on duty together with his OIC did not allow them to exit and waited for the Teller to arrive.

This has caused stress and so much inconvenience to us. We are also surprised that this kind of treatment would happen in an Ayala Establishment knowing Ayala's high level of Customer Service.

You've been warned!! Never ever get a property with Ayala Land (Amaia, Avida, etc).

You'll just end up gettin an attorney to either have them turnover our unit or pull out all your money. Your unit will remain stagnant despite being fully paid by the bank. They have endless STUPID invalid reasons to delay your unit. They'll force you to approve the loan release from the bank despite your house not even a 100% yet.

YOU'LL BE PAYING MONTHLY AMORTIZATION ALREADY WITHOUT A HOUSE YET!

THEY HAVE THE AUDCITY TO ASK FOR MORE MONEY AND IMPOSE PENALTIES IF YOU WILL NOT COMPLY WHEN CANNOT EVEN DELIVER THE HOUSES AS PER CONTRACT!

THEY HAVE THE AUDACITY TO BREACH ALL CONTRACTS! THIS IS A WARNING IF YOU GUYS DO NOT WANT TO END UP LIKE OUR CASES.

You've been warned!! Never ever get a property with Amaia and Ayala land!

You'll just end up suing them just to make them turnover your unit. It is not worth investing with them! They will keep delaying your unit despite being fully paid by the bank.

They'll have you pay the monthly amortization and have the audacity to impose penalties when they cannot even deliver the units as per the contract. THEY HAVE THE AUDACITY TO BREACH ALL CONTRACTS!

My Crescendo commercial lot was fully paid last year but, until now, my TCT is still unavailable. Its been a year!

They are blaming government for the delay. Their Customer service hotline is very hard to contact. I doubt if its really the fault of government offices.

No rating - old school, very disorganized, internal communication is messed up

Will rate 0.5; not even 1 point - and this is for dealing with them for Avida Towers Cebu. Accounting (seems outsourced) is so messed up and so disorganized.

No real-time updates on payment postings, loses payments, struggles to trace payments with so many vendor names on BPI..outsourced customer service communicate different things and so behind technology that they still courier to overseas one single paper receipt or an outdated collections letter for payments that they have already received.

They should learn from Aboitizland who are very tech driven company, constant updates with their customer portal. Investing in Avida was not worth the stress dealing with their team...waste of money and time...planning to pull out, even if I have to lose some...not recommending Avida/ Ayalaland at all.

Hello, I sent this email to your amaia team but no one is responding to me.

I would like to know why it is taking too long to get my money back.

Please know that :

1) you cannot use my e-signature to any document without my consent and to documents that I was not told about. I sent my esignature just for verification of my identity.

2) I did not receive a copy of this so called reservation agreement, thus you cannot claim that I should have known that it is non refundable because I was not made aware of it.

Even verbally or thru text, your agents did not mention it.

3) your agents are claiming everything is now online. SO WHERE IS THIS COPY OF THIS RESERVATION AGREEMENT? WHO SIGNED IT? AND WHO AUTHORIZED TO USE MY SIGNATURE?

I would like to get my money back as soon as possible.

Your agents claim you are very transparent with your transactions.

I can see that you have the intention to keep my money even if it was the fault of your agents.

I have been following up on this for weeks now. You cannot just pocket my hard earned money for no reason at all other than to take advantage of people like me who trusted you because you claim to be an Ayala company.

Any update on this? We've been following up the refund of 20k reservation fee for A MONTH now. Agent told me it will only take 2-3 weeks to get our money back but I haven't heard from them since then!!!!!!!!

we had the same experience and its still ongoing puro misinformation and delays, specially sa turnover ng unit and parking made our deposit sept 2022 for an (RFO unit) Unit was turned over Dec 9 ( we already made our first Bank loan Payment Nov 4, parking unit mag 2023 na wala paden and they want us to pay for pay parking since d padaw turn over ung parking unit such a SCAM they will tell you everything you need to hear tapos pag naka sign kana wala na silang pakealam. worst experience ever i have multiple email follow ups regarding this wala paden response until now.

I've been a homeowner at Ayala / Amaia Skies Sta. Mesa for years now.

However, the consistent rude behavior of the admin employees have been really bad lately. Even if I ask questions, they would just laugh it off and answer in a discourteous way.

Geraldine Martinez and Shairra Cayce Villa are the perfect example of the said employees. We pay for maintenance and association dues and all we get is bad customer service.

Cancellation purchase.

I purchase a property and had to cancel the purchase due to financing issues (affected by pandemic) and request for the purchase to be cancelled in June 2021. First of all it took forever for someone to attend my query, what's required etc.

And they want everything in hard copies (once again this is during pandemic and there's just no way for many months to enter the Philippines if the parcel is classified as not urgent) but they insisted. Finally they said if they receive the paperwork in January 2022, they will refund me my money (less than half of what I've already deposited which I understand because I'm the one who cancelled) in the same month. It's already the 28th of March and I still don't have my money. They said it's still with Ayala's treasury department.

I don't understand how and why it's taking so long.

First of all, the big companies I know (even the smaller ones) settled for online documents because the customers safety and convenience come first due to pandemic and second, 2 and half months and I still don't get the refund? Does the release need to be approved by 100 people before the money, my money, is released?

Please tell me what I'm missing here.

I will also lodge a complaint with the correct government body re this because I don't get how there's no 'timeframe' provided for these type of things. It's been almost 9 months since my initial request and I still don't know when I'm getting the refund.
